| You must be 21 years old to rent 1 - 3 bedroom
accommodations, and at least 25 years old to rent a 4 bedroom or larger accommodation. Reservations are accepted up to one year in advance of your
arrival date, and the rate confirmed is guaranteed for that reservation once the
deposit has been made. All rates / data are subject to change without notice unless
confirmed. Reservations require a 50% deposit at the time of reservation, Master Card
/ Visa / Discover is accepted. Awesome Smokies Getaways may use any funds received
from Guests immediately upon receipt of such funds. Proof of age may be required with
signed rental contract. Privately owned and managed company and reserve the right to
refuse service to anyone
The balance due will be charged ten (10) days prior to your arrival date if not paid by contacting us sooner. To manually pay a balance please contact us at (866) 800-4595
A rental contract will be emailed to you once you make your reservation, we ask that you print this, sign it, scan it and email it back or FAX it to us at (662) 840-2482 (or US Mail it back to us) at your first possible convenience.
|TERMS OF PAYMENT|

|MINIMUM STAY REQUIREMENTS|
|There is TYPICALLY a two night minimum stay, in-season and holidays there may be up to four night stay minimums. There are OCCASIONALLY one night stays available, if you see one in the online availability, please call us at (866) 800- 4595 and we will try and book you into it.|
|Awesome Smokies Getaways DOES NOT CHARGE An ADDITIONAL CANCELLATION / PROCESSING FEE. We ask that you give us a thirty day or more cancellation notice prior to your arrival date. If you must cancel less than 30 days out from your arrival date, your deposit will only be refunded if the accommodation is re-booked (for a least the days you reserved) AFTER the Guest has departed from the accommodation. No shows will forfeit their entire payment since we held the accommodation for you and it was unavailable for booking.|
|Towels are provided based on occupany listings per accommodation. You may want to bring additional towels for your convenience. Washers and dryers are provided in specific cabins, those with washers and dryers would be great candidates to bring with you additional towels for your convenience.|
|Please note there are certain health risks associated with Hot Tub use. Persons with heart conditions, skin sensitivities, pregnant women and children under the age of 16 should not use the Hot Tub. Our Housekeepers drain, sanitize and replenish chemicals prior to your arrival, and may take a while to heat up if processed close to your arrival time. We ask that you replace the Hot Tub cover when not in use, and shower before and after using the Hot Tub. Hot Tub covers are not designed to be sat upon or stood on, and you may be charged for replacement if damaged, these can run in the $400 - $600 range. If any items such as food, alcohol, soaps or bath oils / products are found in the Hot Tub, you will be charged for extra cleaning in the amount of $100.|
|REFUNDS / DAMAGES|
| We work hard to make sure your accommodation is ready for your
enjoyment. Please call us immediately if upon arrival you find any damaged or missing
items or you may be held liable for these items. We cannot be responsible for items
lost or stolen during your stay. We try very hard to keep everything in top condition
and working order, and if something is not working, we will do our best to get it repaired
or replaced. Please feel free to call us 24/ 7 if need be.
No refunds will be issued for early departure, malfunctions in equipment such as Hot Tubs, Appliances, TV's etc. or weather related conditions.
|WEATHER / ROAD / TRAVEL CONDITIONS|
|Many accommodations are on mountainous roads which may be somewhat steep and curvy. Gravel drives are well maintained, yet we recommend four wheel drive vehicles / chains during snow months. We cannot issue refunds due to weather / road conditions whatsoever. In extremely cold situations, it may be a good idea to leave water dripping from faucets.|
|CHECK IN AND CHECK OUT|
| Check in time is 4:00 PM or after, check out time is by 11:00 AM.
You can call us the day of your arrival and we will issue you a key box / electronic door
code for your use. IF the accommodation uses a key box, the key MUST BE LOCKED IN THE
BOX whenever you leave the premises. We also recommend that if you have not stayed in your
reserved accommodation before, that you try and arrive before dark to help make finding your
Upon checkout we ask that you place all trash in the trash receptacle located outside, put all towels in the bath tub, and put any dirty dishes in the dishwasher and start the cycle, and set the thermostat to 78 in summer, and 65 in winter, lock all doors and windows and turn the lights off. We also ask that you call us, if possible, when you leave so that we can get housekeeping scheduled ASAP.
|PET AND DAMAGE DEPOSITS|
| A damage deposit is required using a major credit card. The
damage deposit for three bedroom and larger is $300, an authorization only will be run on
your credit card and will automatically be taken off your credit card within ten (10) days
after departure provided there is no damage. If excessive cleaning is required you may
be charged an additional $100, please take good care of the privately owned accommodation
you have rented.
A $40 PER PET charge will be added per pet that is under 30 pounds, in pet friendly accommodations ONLY. Pets found in non-pet friendly cabins or pets not declared in pet friendly cabins will result in you being asked to leave immediately and forfeiting your damage deposit.
|NO PARTIES OF ANY KIND|
|If anyone is found to allow a house party or more occupants than is declared in the rental agreement, you will be asked to leave immediately without a refund and forfeit your damage deposit, each accommodation has a 'maximum occupancy' limit, for everyone's safety, and to also stay inline with fire codes / insurance regulations.|
|FIREPLACES / FIREWOOD / FIREPLACE SAFETY|
|Gas or Wood Burning Fireplaces are not to be used April 1st thru September 30th. Electric fireplaces may be used year round. Firewood and kindling IS NOT PROVIDED. These may be purchased at local grocery stores such as Food City & Kroger. Please make sure all fires are completely OUT before leaving your accommodation.|
|EVERY ACCOMMODATION IS NON-SMOKING|
|You will be charged a $250 smoke removal cleaning fee if you allow cigarette or pipe smoke to enter into your accommodation. Awesome Smokies Getaways takes this very seriously, for the protection of all future Guests.|
|PESTS AND WILDLIFE|
| Most wildlife tend to stay away from accommodations unless they have
grown accustomed to finding food there. For your own safety, the safety of future
Guests, and the wildlife themselves, we ask that you do not feed bear, deer, raccoons and
other wildlife. If you ever find you are in danger from wildlife, dial 911. It
is illegal to shoot at wildlife unless a human's life is in danger.
Every accommodation on Awesome Smokies Getaways rental program is treated at LEAST monthly by a licensed pest control company. There are typically certain times of the year when certain pests like lady bugs swarm and some may get in your accommodation. You typically will be in a wilderness area, so we suggest you equip yourself with appropriate medications if you are allergic to bee and or wasp stings. If you encounter pest problems, feel free to call us at any time.
|WIFI INTERNET SERVICE|
|Awesome Smokies Getaways is not an ISP (internet service provider). Most coverage of WIFI Enabled Cabins is provided by Charter, Comcast, AT&T and Verizon and other similar providers. These companies (and not Awesome Smokies Getaways) are responsible for the speed, connectivity, and reliability of their internet service, and may be affected by weather and times of heavy use. Internet service is provided in specific accommodations for normal E-Mail access, web surfing, and internet messaging. Awesome Smokies Getaways cannot make any guarantees of offer compensation concerning lack of or quality of their services, nor can we guarantee compatibility with YOUR device, or being able to provide technical assistance setting up your device, although we will TRY and provide help as possible. Internet service must not be used for any illegal activity, illegal downloading or sharing of copywrited material, or you may be billed for any overages if a ISP bills the homeowner.|
|Most accommodations have either a gas or charcoal grill, some units have both. You must bring your own charcoal and lighter fluid, gas is supplied for gas grills.|
